- 3.08 ha Shiraz, the latter being a Yalumba nursery clone from vines planted in 1919, with fruit from the original plantings used in Yalumba's signature wine 'Octavius'

The property has secure water entitlements with 14 Meg of premium BIL and 2 Meg off-peak BIL, while there are two large tanks providing 360,000 litres of water storage. Water is reticulated by a 3 phase Grundfos pump with capacity to irrigate in excess of 3-4 hectares at the one sitting. There is an unmetered bore, most recently testing at approximately 2000ppm, that is equipped with a 3-phase submersible pump. A large 12.5 metre x 6.25 metre 4 door shed has concrete floor and 3 phase power and provides an exciting opportunity to build a winery on the site, subject to the relevant regulations and requirements.

An additional benefit of the land is the potential to build a residence (STCC), with one of the best views the Barossa has to offer from the front paddock overlooking the Barossa hills and spectacular vineyards.
